General questions


  • What are your opening hours?

    We do not have specific opening hours. You can contact us at any time by telephone, email, whatsapp or via one of the contact forms on the website. We try to respond within 24 hours.


    For appointments such as viewings, start and end inspections, we are available from Monday to Friday from 9:00 am to 5:00 pm. We are flexible, you can contact us to arrange an appointment. 


  • Am I eligible for rental allowance?

    The possibility to get rental allowance can make a big difference in your personal financial situation. We always recommend looking at the possibilities to get rental allowance. In any cases we can only give advice on this because it always depends on your personal situation. There are a number of important requirements, which you can find here:

    • Are you 23 or older? Then the basic rent may not exceed € 808,06.

    • Are you under 23 years old? In that case, the basic rental price may not exceed € 452,20.

    • You rent an independent living space.

    • Your income and savings should not be too high.

    • You must be registered at the address.


    Our advertisements indicate whether the accommodation is eligible for rental allowance. We mean by this; with the right personal situation you can qualify for rental allowance. Our advice is to always make a test calculation first.

  • How does waste processing work in Maastricht?

    Waste has been separated in Maastricht for years. Waste that can be reused can be brought to the designated places for free. You can throw away residual waste by using the red-white residual bag. These red and white residual bags are for sale at most supermarkets in Maastricht. We recommend separating the waste properly and throwing it away for free as much as possible. This is good for the environment but also for your own wallet because these residual bags are expensive.

This indicates when the waste is collected. By entering your zip code you will never miss a collection day. You can also find here where the nearest environmental platform is and where you can buy the residual bags.


    Because it differs per location, we always advise you to first search for information yourself. If this does not work, you can always contact us.

  • Register at the municipality

    It is useful for several reasons to register with the municipality of Maastricht. If you come to live in Maastricht for a period of 4 months or longer, registration is also required. In some cases you can register online and in some cases you have to schedule an appointment with the municipality to register at the GemeenteLoket. You need a DigiD to report the move online. If you do not have this, you have to make an appointment.   • What does "BSGW" mean?

    You will receive municipal taxes once a year. As a tenant you have to pay these taxes yourself. Municipal taxes are regulated by the BSGW. This is the abbreviation for Tax Cooperation Municipalities and Water Boards. If you have any questions about this assessment, it is best to contact the BSGW directly. For contact details of the BSGW see: https://bsgw.nl/nl/contact.


    You will always receive these municipal taxes in February / March. It can go up to a few hundred euros. If you do not take this into account, this can cause unpleasant situations. Fortunately, there is an arrangement so that you can also request a remission. On the basis of income, expenses and possessions it is determined whether you are eligible for this remission. This remission can be requested via DigiD or via a form. For this you must personally contact BSGW. If you need additional information to fill in this form, we would like to hear it.

  • Are pets allowed?

    Pets are in most cases not allowed. If you have a pet, you can always ask us if pets are allowed. Unfortunately, we cannot make exceptions if it is not allowed.

  • Apply for DigiD

    You can only apply for a DigiD if you have the Dutch nationality. You can request your DigiD via the following website: https://digid.nl/aanvragen.

    Because our tenants normally have a rental period of at least 12 months with a 1 or 2 month notice period, new options are added almost every month.

  • I am interested in a living space

    Are you interested in a living space? That is good news! We always advise to first take a good look at the requirements that are set for a studio. For example, it is possible that the house only is suitable for one person, or only for students. We can’t make exceptions.


    If you fall within the target group, we would like to invite you for a viewing. We understand that it is not always possible to come by physically (especially in these times) and that is why we also have the possibility to schedule a video call. It is not possible to reserve or rent a house without a viewing. We also use this moment as an introductory meeting. We also think it is important that you have seen the living space. Then you will never be faced with surprises.

  • How can I schedule a viewing?

    You can contact us by email, telephone or via Whatsapp message to arrange a viewing. 


    In many cases we depend on the current tenant of the living space. We have to schedule an appointment to come by. We ask for some flexibility in this. If it is possible to forward some available dates already, that is convenient for us. 


    It is also possible to schedule a video call if you are not able to come by in short term. Furthermore, we always try to schedule a 1 to 1 viewing so that we can help you in the best possible way.

  • I wan to rent the living space

    Are you interested after the viewing? Perfect! Then we ask you to send us a confirmation to info@mghousing.nl after the viewing to indicate that you would like to rent the studio. We recommend that you also include a short introduction about yourself. We would also like to receive a copy of the passport and proof of enrolment at the educational institution or an employer's statement (depending on the situation).  


    If there are more people interested in the same living space, unfortunately a choice will be made. If you have been selected as a tenant, we can draw up the rental agreement. 


    It is important to know that we only transfer the key when the lease has been signed and the first month's rent and deposit have been paid.

  • Sign the rental agreement

    We use a system that makes it possible to sign the lease online. It is therefore not necessary to come to our office. You don't even have to print anymore. We think of the environment, but also of reducing the annoyance that printing can bring, recognizable? ;)


    After signing the lease, the owner receives a signal to also sign. If both signatures are placed, all parties will receive a signed copy.


    We would like to add that you can just open the link of online drawing. The lease has not been signed immediately. You have to take an extra step for this, but it is self-explanatory. If you have any questions, you can always contact us.


  • How does the key transfer or start inspection work?

    After signing the lease, we schedule the start inspection. We sometimes communicate about an start inspection and about a key transfer. This is the same. 


    In the rental agreement states for which date the first month's rent and the deposit must be paid. In any case, this payment must always be received in the owner's account before we hand over the key.


    During the key collection, we carry out an inspection of the accommodation. We use a system for this so that we can record everything clearly. For example, if there are damages, we make a note of this so there can never be a discussion afterwards. Even if you encounter damage after the key transfer that is not caused by yourself, we ask you to send this to us as soon as possible. The longer you wait with this, the more difficult it is to show that you have not been guilty of this yourself.


    This start inspection is an important part and also the last one. After the start inspection you will receive the key from us. Welcome to your new home.


  • What is included in the rental price?

    It depends on the living space you want to rent. In many cases, the rental price includes gas, water, electricity, TV and internet. But this is not always the case.


    Furniture may be present in the photos. In some cases, the furniture is included but may also belong to the current tenant who still lives there at the time of taking the photos. If this is the case, there is a change that the furniture is for sale.


    We therefore always advise to look in the advertisement first. 


During the rental period


  • There is damage, what do I need to do?

    In the unlikely event of damage, we ask you to contact the landlord immediately. In the rental agreement you will find the contact details of the landlord. In some cases we are this ourselves. If this is not the case and you send the damage report to us, we will always ensure that it reaches the landlord, but of course there is a delay. 


    Depending on the nature of the damage, you may have to pay the damage yourself. Since this must be looked at separately in each situation, we cannot make any statements in advance.

  • Is subletting allowed?

    The rental agreement stipulates that subletting is not permitted. If you unexpectedly move for a while, you can always submit a request whether it is still possible to sublet your living space. This application must be submitted to the landlord. The landlord's contact details are stated in the rental agreement.


    It is important that the intention is to return to the studio after this period. If you do not return, we see this as a cancellation of the rental agreement and we will search for a new tenant. It depends on your personal situation what the next steps are, it is therefore always important to contact us or the landlord to look at the possibilities.

  • I want to cancel my rental agreement, is that possible?

    The rental agreement is leading in this case. It is therefore important to see for which term you have entered into the rental agreement. In many cases this will be a minimum period of 12 months with a notice period of 1 or 2 months. Keep in mind that this always mean a full month. With an example it is easy to see how important it is to cancel your rental agreement on time:


    Example: you have a rental period of 12 months and a notice period of 1 month. Then you can cancel monthly after 12 months. If you cancel the rent on March 31, you can leave the accommodation on April 30. If you cancel on April 1, you cannot leave the accommodation until 31 May. As you can see, the moment of cancellation is very important.


    In the unlikely event that you have cancelled too late, you can always submit a request to cancel earlier. We cannot give any guarantees about this.


    If you come to the conclusion that you are still in the period in which you cannot cancel, you can always submit a request to the landlord or to us to cancel anyway. If the manager agrees to an early departure (also known as a breach of contract), we will look for a new tenant. You are also free to find a new tenant. The new tenant must then be accepted by the landlord. In this case, you remain liable for the rent until the new tenant has signed and paid. The rental agreement also states that you pay a fine for the breach of contract. If you want to cancel earlier than this probably entails a lot of uncertainties. Therefore, always contact us if you are any doubt. We are happy to help you. If we are informed quickly, in many cases we can find a good solution.


    Make sure that the living space is always back in the condition in which you received it. In many cases, this means that the walls must be painted white and that there are no holes in the wall. The living space must also be delivered clean. Any cleaning fees may be charged.


After the rental period


  • When will I receive my deposit back?

    If there are no problems with your accommodation, you will receive the deposit back within 3 months after you have left the accommodation. In practice, the deposit will be refunded faster. We do ask you to provide proof of deregistration to the address of the accommodation. This is to prevent problems for the new resident.

  • There was a damage, what happens now?

    If damage has occurred, it is important per event to view the consequences. If the damage was caused by your own fault, the costs of this damage will be deducted from the deposit. 


    Cleaning costs can also be deducted from the deposit. You will be kept informed of this at all times. If an amount of the deposit has been deducted without communication, we advise you to contact us.

  • Can I receive a good tenant statement?

    We provide a good tenant statement only on request. If your new landlord needs a statement. Then we're glad to help.
